What is West Bengal Rera

The West Bengal Real Estate Regulatory Authority (WBRERA) is established under section 20 (1) of the Real Estate (Regulation and Development) Act, 2016 (Act No. 16 of 2016). Objective : To regulate and promote the housing sector and to ensure sale of plot, apartment or building, as the case may be, or sale of real estate project, in an efficient and transparent manner and to protect the interest of consumers in the real estate sector and to establish a mechanism for speedy dispute redressal and for matters connected therewith or incidental thereto. Registration of Real Estate Project with the Real Estate Regulatory Authority is compulsory under section 3 of the Real Estate (Regulation and Development) Act, 2016 (Act No. 16 of 2016).

The Real Estate Sector in West Bengal has witnessed immense growth over the years due to intensive infrastructural development in our State. To ensure sale of plot, apartment or building, as the case may be, in an efficient and transparent manner and to protect the interest of home buyers and to establish an adjudicating mechanism for speedy dispute redressal, Government of West Bengal has framed the West Bengal Real Estate (Regulation and Development) Rules, 2021 to implement the provisions of the Central Act, namely, the Real Estate (Regulation and Development) Act, 2016 (RERA) and established a State authority, named as West Bengal Real Estate Regulatory Authority. The Government of West Bengal has also established the West Bengal Real Estate Appellate Tribunal (WBREAT) to hear appeals from the decisions, directions, or orders of the West Bengal Real Estate Regulatory Authority and Adjudicating Officer as per RERA and the rules framed thereunder.

Government of West Bengal has appointed the Hon’ble Justice Rabindranath Samanta (retd.) as the Chairperson, Shri Gour Sundar Banerjee, a former member of Higher Judicial Service as Judicial Member and Shri Subrat Mukherjee, a retired IFS Officer as the Administrative Member of the Tribunal.
